When a snapped cable or seized roller happens in Kent it happens without warning. The parts that fail are the ones under constant load, and they give out on an ordinary morning rather than during a storm. Across King County the pattern is consistent: constant damp swells wooden panels and rusts spring coils, and split-levels and 1980s tract homes with two-car attached garages take the worst of it.

Two cables run from the bottom brackets, up the sides, and wind onto drums at each end of the torsion shaft. They're what actually carries the door's weight to the spring. If one lets go, the door drops on that side, jams in the track and comes off the rails. Which is why a cable failure and an off-track door usually arrive as one call.

The van covers Kent and Renton, Auburn, Federal Way, Tukwila daily. You get a two-hour window rather than a day, a free written estimate, and what was agreed on the driveway is what happens.

What you're probably seeing

A cable warns you before it goes. Run your eye along its length: broken strands stand out from the lay of the wire like whiskers, usually near the bottom. Compare the two sides. One slack while the other is tight means a cable has already slipped its drum. And if the door has started closing crooked, it's past the warning stage.

If any of that matches, a technician can diagnose it on site in about ten minutes. We don't guess at it down the phone, and we don't charge to look.

What is actually going wrong

A galvanized cable lasts as long as its coating does. The end that sits at the bottom bracket lives closest to a floor that gets wet, so that's where the zinc goes first, and that's where the strands start to part. Rollers are a shorter story: the unsealed plastic ones builders fit have no bearings worth the name and are finished inside seven years.

Cables are replaced in pairs, because they have worn the same amount and the drums have to be set equally or the door will never sit level. Nylon rollers with sealed ball bearings are the upgrade worth having. Quieter, and they outlast the plastic ones several times over.

A roller that has stopped turning doesn't stay a roller problem. It drags, and what it drags is the track, so a small part left too long becomes a track section and a realignment. If the van is already there for a cable, the rollers cost parts and almost no extra labor.

What a week of waiting does

People put this off, and it is worth being straight about where that goes. None of the following is unusual. It's the ordinary sequence, and we see it in Kent every week.

  1. Rollers take the track with themA roller that has stopped turning drags, and what it drags isn't a consumable.
  2. When it lets go, the door goes with itThe corner drops, the door jams, and what was one part becomes several.
  3. A frayed cable is a warning, not a faultIt's the easiest point in the whole sequence to deal with, and it's the one most people miss.
  4. The door stops sitting squareOnce it's out of true, everything above it's working against the frame rather than in it.

The visit and the written estimate are free, so finding out where you stand costs you nothing at all. That is the whole reason to call early rather than late.

When the calls come, and why

Two weeks a year account for a disproportionate share of what we do in King County. They're the first hard cold and the first serious storm, and both work the same way. They do not create a fault, they finish one that was already there.

A spring at eighty per cent of its cycle life survives a mild morning and fails on a cold one. A cable with three broken strands holds until the day the door is asked to move against a frozen bottom seal. The weather is the trigger, not the cause.

That is why a five-minute inspection in the fall is worth more than any product you can buy. Rust on the coils, frayed strands near the bottom brackets, and a door that will not stay put at waist height are the three things worth looking for.

If any of the three is there, it's far better dealt with on your schedule than on the morning the car is trapped behind it.

Kent homes of the kind we are called out to most days

No call center, no lead auction

It's worth knowing how the other model works, because it explains most bad experiences with garage door repair.

A national number takes your details and sells them, sometimes to several contractors at once. Whoever calls you first has paid for the privilege, and that cost is in your job before anybody has looked at the door, and why nobody on that line can tell you who is coming or when.

We're the people who turn up. The number on this page reaches somebody who can book the van, and the technician who arrives is the one who quoted it.

The practical difference in Kent: an arrival window you can plan around, a written estimate that costs nothing, and a fixed price agreed before any tool comes out.

Please don't keep using it

The bottom bracket the cable attaches to is under the full spring load. It's the single most dangerous bolt on the door and it's marked as such on most doors for that reason. Loosening it without unloading the spring first releases the whole counterbalance at once.

There's no safe way to keep using it, and there's no prize for trying. Load that should be on the counterbalance goes somewhere else instead. Hinges, brackets, the opener's gear. And each of those is a bigger job than the part that actually failed.

If the car has to come out, do it with the door fully down and the opener released. A partly-raised door with no working spring will finish the journey by itself.

Why most jobs finish on the first visit

The difference between a job finished today and a job finished on Thursday is almost always whether the right part was on the van when it arrived. So the van is loaded for what Kent actually breaks rather than for a national average.

Springs in the common sizes, lift cables, drums, rollers, hinges, brackets, opener gear kits, remotes, safety sensors and weather seal all travel with the technician. Panels and complete doors are ordered, and we tell you that at the estimate rather than on the day.

It's also why the description you give on the phone matters. Tell us what the door is doing, what it sounds like, whether it's a single or a double and roughly how old it's, and the van leaves already carrying the answer.

Why doors fail early, in one paragraph each

Almost every early failure we see in Kent traces to one of four things, and all four are within a homeowner's control.

An unbalanced door. If the spring isn't carrying the weight, the opener is, and the nylon gear inside it's the part designed to give way first. An opener that strains is an opener with months left.

Dry hardware. Hinges and rollers that have never been lubricated add drag to every cycle, and drag is spent cycle life. It's the difference between a spring reaching its rating and falling well short of it.

Ignored warnings. A frayed cable, a seized roller or a door that has started to sit crooked is a straightforward repair for a few weeks and a much larger one afterwards.

And forcing it. Every attempt to run a door that has already failed moves load onto parts that weren't designed to carry it.

The two brands that need their own tools

Almost every residential door in Kent is standard torsion hardware, and standard hardware is what the van carries. Two exceptions come up often enough to be worth naming: Wayne Dalton's TorqueMaster, where the spring lives inside the tube, and the direct-drive European heads.

BrandNotes
LiftMaster / ChamberlainThe same units under two names. Gear kits, logic boards and Security+ 2.0 remotes are stocked, and the older 315MHz heads can still be paired.
AmarrSections and hardware are widely available and the tracking is standard, which keeps repair costs sensible.
Overhead Door / RaynorStandard torsion hardware on the residential lines. Nothing unusual to source.
CraftsmanBuilt on Chamberlain internals for most of their production run, so the gear kits and boards are shared and readily available.
ClopayThe most common door brand we work on. Panels, hinges and struts are orderable individually, so one damaged section doesn't mean a whole door.
Sommer / MarantecLess common here, direct-drive heads, and the parts have to be ordered. So we confirm the model before the van is loaded.

The model number is usually on a sticker on the side or the back of the opener head, and on a plate inside the top section of the door. Read it out when you call and the van leaves with the right parts.

How we work

One technician, one van, one job at a time, and the same process whether it's two in the afternoon or two in the morning.

The fault is confirmed on the door rather than guessed at down a phone line. The work is written down before anything is touched. Nothing is added afterwards. If something else is found once the door is apart, it's shown to you and agreed separately.

The door is cycled, balanced and its safety reversal tested before we leave, and the work is warranted in writing. That is the whole of it, across King County.

Which parts of King County we're in most days

Kent is the base and the surrounding towns are within the normal working radius. These are the areas the van is in most days:

Emergency and after-hours calls run to the same map. A door standing open overnight anywhere on that list gets somebody out.

Questions we get asked in Kent

Is it safe to use the door until you arrive?

If a spring or cable has failed, no. Leave it down and don't force it. The counterbalance holds a great deal of stored energy and it can let go without warning.

Is the work guaranteed?

Yes, in writing, on parts and labor. If the same fault returns inside the warranty period we come back and put it right at no charge.

Can you come out today in Kent?

Usually, yes. We hold same-day slots for Kent and the surrounding towns, and a door stuck open or a car shut in goes to the front of the list.

Do you cover Renton as well?

Yes - Renton, Auburn, Federal Way, Tukwila and the wider King County area are all inside our normal service radius.

Do you work on my brand of door?

Yes - LiftMaster, Chamberlain, Genie, Craftsman, Clopay, Amarr, Wayne Dalton and the rest. The mechanisms are common across brands and we carry parts for all of them.

How long does the repair take?

Most garage door cable and roller repair jobs are finished within the same visit, typically under two hours.
